Why You Need a BPI Contractor BPI contractors have made a commitment to make buildings more efficient, resilient and healthy residential buildings by following principles based in science. This aligns with Sallie Mae's Green Mission and will be important for the health and comfort of residents. Certified Building Analysts and Envelope Professionals will find issues that are hidden in plain sight to some of the best home inspectors, window contractors and electricians. Without proper training, field experience and additional resources specific to the building performance industry, there will be virtually no way to achieve results. When you hire a BPI Certified company you can feel confident that you are dealing with a firm that will provide the best possible solutions to determine a pathway for meeting the required reduction in energy use and we arrive at conclusions through testing and proper investigation. | The Three Documents 1. An energy audit called the High Performance Building Report should have been completed before the closing date on the property. The report describes the Energy and Water Efficiency Measures (EWEMs) that must be completed within one year of closing and it also can serve as a guide to the other opportunities that exist when future projects are started. 2. An excel file, Form 4099.H accompanies the High Performance Building Report. This document quantifies the historical energy and water usage for the property as well as the projected energy, water and cost savings for all of the recommended EWEMs. 3. The Schedule 6 to the Loan Agreement is the third document and this is the list of EWEMs that have been committed to at loan closing and it stipulates the exact date by which the work must be completed. TIP: The EWEMs listed in the Schedule 6 should match the items marked "yes" on the excel file Form 4099.H. | Best Practices - Initial Steps Once the loan closes and all of the documents have been finalized, the next step is executing the proposed planned measures. Building performance improvements are contingent on measurable results. Test-in and test-out plans must be included in the timeline.. 1. Find a BPI Certified Contractor with Building Analyst and Envelope Professional designations that you feel comfortable with and someone that is willing to help educate you on the process and methods if you would like to know. 2. Coordinate with the on-property supervisor for the firm to send a technician to see the property and how the agreed upon measures match up to initial assessments. It is good to try and catch any errors or possible missed opportunities early on in the process. 3. Test-in is a great way to truly determine the feasibility of the prescribed measures at the time of the initial audit. Results will require an experienced firm to interpret data accurately and prepare testing scenarios that are of a wide sampling but all under similar conditions for accuracy. |
