Properly insulating your home can go a long way towards better comfort and lower energy bills.

When I first heard about Home Performance, like many, I did not know exactly what it was or how it could help. It did not take long for things to start making a lot of sense.

ENERGY STAR® says the best way to achieve comfort, energy efficiency and healthy indoor air quality is to look at the many different systems in and around your home. Their stats show that 9 out of 10 homes in the U.S. are under-insulated.

According to the EPA, existing houses offer several opportunities for energy efficient improvements that go beyond replacement windows.

Both government agencies agree that getting a home energy audit is a great way to gain insights into the building science principles that can help create a pathway towards a more comfortable, sustainable home.

Home Performance & the Whole House Approach

The whole house approach to remodeling is unique and requires a team that has a broad knowledge base about how houses are built.

If you are asking yourself questions such as:

  • If I replace my 15 year old HVAC will the room over the garage become more comfortable in the winter?

  • Do I need an attic fan or to run it more to reduce my upstairs temperature and bills in the summer?

  • Should I replace all the windows in my house to reduce drafts?

then, you might be a good candidate to consider having someone guide you through the whole house approach.

Home Performance is to consider how all of the parts of a home work together. By examining each part, the sources of the common issues experienced by most Maryland homeowners reveal themselves so that fixing the right problem becomes the next step.

CASE STUDY: Take a look at an example of the whole house approach and how the Maryland Home Performance with ENERGY STAR Program really helped this family.

An Energy Auditor sees the same problems over and over.

5 Most Common Home Performance Issues We Can Solve

As warm air rises in a home, if left unchecked it escapes up into the attic in cold months.

1. Air Leakage & Drafts

Pressure Boundary

The best air leaks to seal are near the bottom of your house (for example, the rim joist or a leaky basement window) and the at the top of your house (gaps and cracks at the ceiling due to penetrations like recessed lights, bath fans & windows).

How we help:

1.   Air sealing all of the key cracks and crevices in the attic...

2.   Air sealing the basement in the right spots to eliminate drafts...

3.   Blower door testing for a guided approach to sealing up a house...

2. Insulation Deficiency

Thermal Boundary

Yes, we can insulate your attic. But, we can also insulate the many other important places around your home that may need treatment such as basements, cantilevers or knee walls.

How we help:

1.   Insulation for Maryland cantilevers...

2.   Determine how much insulation you have and how much you need...

3.   Insulation treatment plans that will make a difference and pay you back...

3. HVAC Ducts

The Sum of Many Parts

Heating and cooling air ducts are one of the most important systems in your home, and if the connections are poorly sealed or insulated they are likely contributing to higher energy bills and uncomfortable rooms.

How we help:

1.  Seal accessible ducts in the most important places...

2.  Locate problematic ducts outside of the "envelope" for treatment...

3.  Remove walls/ ceilings/ paneling where necessary for treatment...

EPA studies show the ducts in your home can be leaky enough to account for up as much as 30% of total energy loss.

4. Crawl Space Issues

Open Vents = Comfort Issues

Crawl spaces can present a few different challenges for a homeowner in both cold and hot months.

How we help:

1.   Should you have vents to the outside in your crawl space walls?

2.   Encapsulation starts with a properly sealed vapor barrier...

3.   Closed cell spray foam applications to seal air and critters out...

5. Home Ventilation

Exhaust - Organic Attic

Working exhaust fans in bathrooms are overlooked leading to several "balancing" factors inside of a home. Attic projects present the right time to create additional intake areas in the soffit in some home styles.

How we help:

1.   Properly vented exhaust fans to the "outdoors"...

2.   Exhaust fan diagnostics including checking the volume of air flow...

3.   Specialty timers, indoor air quality and controlled fresh air compared to uncontrolled air leakage...

Ventilation - Indoor Air Quality - Home Performance

bathroom exhaust fan experts maryland

Who thought that a bathroom exhaust fan can help you in more ways than one to a more comfortable and energy efficient home?

A bathroom ventilation fan draws out moisture and odor. Those are its obvious duties.

Did you know these devices can also be used to improve indoor air quality?

With specialty switches and timers, properly installed exhaust fans not only make for a more healthy bathroom, but bath fans can also improve a Maryland home's overall indoor air quality!

Get a lot more information by reading this article I wrote to provide tips and guidance on making good bathroom exhaust fan choices.

There are not too many experts in bathroom exhaust fan installation. Maybe an electrician, but judging by the number of old fans I come across in peoples bathrooms each day - they are not working on them regularly.

Home Performance projects measure the ventilation inside every home before starting any work and then after. One main goal of a Home Performance project is to seal a house.  In doing so, controllable ways must be considered to allow fresh air in and a bathroom exhaust fan is great solution.
